Kempsville offers some of the best value in Virginia Beach — homes in the $280,000–$380,000 range with solid schools and a strong military community. The neighborhood has a well-established network of military families who have settled here over decades.
Pro tip: Many homes here are VA loan-friendly and move-in ready, which matters enormously when you have a 30-day reporting deadline.
Best for: Senior officers, those who want the full coastal lifestyle
If the ocean is calling, the Shore Drive corridor from Chesapeake Beach to Cape Henry offers waterfront and near-waterfront homes with a lifestyle that's hard to match anywhere in the country. Prices range from $400,000 to $1.2M+, but the quality of life is exceptional.
Best for: Those stationed at Naval Station Norfolk, NAS Norfolk, or NAVAIR
Living close to base has real advantages — shorter commutes, lower BAH expenditure, and a tight-knit military community. Larchmont is one of Norfolk's most desirable neighborhoods, with tree-lined streets, craftsman bungalows, and a walkable village center.
Prices: $280,000–$450,000
Best for: Those stationed at Langley AFB or Fort Eustis
Hampton is often overlooked, but it offers incredible value and a genuine waterfront lifestyle. Buckroe Beach has undergone significant revitalization, and Phoebus is a charming historic district with a growing restaurant and arts scene.
Prices: $220,000–$380,000
